1. Dolgenau Hir (the Barn), Lower Dolgenau (the Cottage), Cwmmegan and The Town Cottage are let on the understanding that the accommodation is for holiday use only, for the period specified, and that no right to remain in the accommodation exists for the client or anyone in the Client’s party.

2. Unless otherwise stated, the period of permitted use begins at 3.00 p.m.on the day of arrival and ends at 10.00 a.m. on the day of departure, by which time the premises must be completely vacated.

3. Neither Dolgenau Hir (the Barn), Lower Dolgenau (the Cottage), Cwmmegan nor The Town Cottage shall be considered to be booked until our official booking form has been completed, signed and accepted in writing by the Owner.

4. A minimum deposit of 30% of the total accommodation charge is payable on booking. The cottage will be reserved for you for 7 days from the initial enquiry, however if the deposit is not received within this time scale it will be put back onto the market. The balance must be received by the Owner not later than 28 days before the date of arrival. There is no additional charge for VAT.

5. Should the property not be available owing to damage by fire, or storm or any reason outside the control of the Owners or for any reason the Owner is unable to comply with this agreement, the Owner shall refund the Client the full amount of the monies paid and the Owner’s liability is limited to the refunding of such monies.

6. Should the Client wish to cancel a booking, notification in writing, recorded post only, emails, fax and text not acceptable, must be received by the Owner 28 days prior to the holiday start date. In this case the balance will be refunded if already paid and the deposit retained by the Owner. However should a booking be cancelled within the four weeks prior to the holiday start date, whilst the owner will make every effort to re-let the property the balance will remain payable. Any refund will be at the discretion of the Owner and be subject to re-letting.

7. The Client is responsible for the safekeeping of the Owner’s content, fixtures and fittings during the period booked. Any breakages or damage to such contents, fixtures and fittings or to the structure of the building must be reported promptly to the Owner who will be entitled to recover from the Client the cost of any repair or replacement needed due to Client’s act or default.

8. The Client will not remove or damage any fire alarms, smoke alarms or carbon monoxide alarms from the property.

9. The properties must be left in a clean and tidy state and all the furniture returned to the place in which it was found on arrival.

10. The Owner and the Owner’s representative reserve the right to reasonable access to the property at all times.

11. Where dogs are permitted they must be kept under control at all times, must not enter the bedrooms and must not be left unattended in a property.

13. The location of the keys will be arranged prior to the visit.

14. The Owner shall not be liable for any loss or damage to Client’s property howsoever caused.

15. Descriptions and other representations concerning the property are statements of opinion made in good faith and do not form part of any agreement between the Owner and the Client.
